(2) Benefits of a Home Energy Rating Assessment (“HERS”) for you
What is HERS?
A HERS is an assessment of the energy efficiency performance of a home and covers:(1) How well the home’s design, materials and solar orientation keep the inside temperature at a warm and healthy level and
(2) The efficiency of a home’s 2 biggest energy users – the heating system and the water heating system.
The Benefits of HERS
We are one of the leaders in providing HERS. We can easily demonstrate to you the benefits of a HERS when you are designing a new home or improving an existing home:1. Tailored recommendations and practical information about the best ways to improve a home’s energy efficiency and save money. Once a home is HERS assessed it is easy to identify potential changes for a higher standard and more cost-effective energy efficiency, run scenarios and very clearly illustrate the benefits of any proposed changes or modifications to the design and inputs.
2. Rate the home with a standardised Star energy rating for homes, like appliances and vehicles, showing the energy efficiency of the home’s construction and water heating systems.
Many countries have adopted similar Home Energy Rating assessment programmes, on a voluntary or mandatory basis. In the Netherlands and most Australian states, an energy rating is mandatory for new homes and voluntary for existing homes. It is a mandatory requirement on new and existing homes (at the point of sale or lease) in Germany, Denmark, the UK, and the ACT in Australia.
3. Increase in the value of the home. This will evolve quite rapidly in New Zealand based on Australian and overseas experience. In the ACT in Australia, "recent studies demonstrate that mandatory disclosure of energy efficiency in the ACT shows very strong correlation between star ratings and house value – something in the region of 3% for each star. So a $400,000 house increases by $12,000 per star which makes energy efficiency a very good investment*. (*source - 4th edition 'Your Home – Technical Manual' 2008, produced by the Australian Government – Dept of the Environment, Water, Heritage and the Arts).
Recent research in the ACT by Energy Partners shows that energy efficient homes hold their value and increase in value at a higher rate than non energy efficient homes. The value of homes with high energy ratings (5 stars or more) grew by over 15% in 2008. Those with a low energy rating grew by only 2.27%!
